Turkey Residency by Investment offers foreign nationals the opportunity to legally reside in Turkey by making a qualifying investment in real estate, business, or financial instruments. Unlike the Citizenship by Investment (CBI) program, this route does not grant immediate citizenship but allows applicants and their families to obtain renewable residence permits. It is a suitable option for those who want to live, retire, or conduct business in Turkey without pursuing full citizenship right away.

Residency Duration

Initial residence permits are granted for 1 year, extendable up to 2 years in subsequent renewals.
As long as the qualifying investment is maintained, the permit is renewable.
After 5 years of continuous legal residency, investors may become eligible to apply for long-term residence or naturalization, subject to conditions (including integration and Turkish language skills).

Price

To qualify for a residency permit (not citizenship), investment requirements are lower than the CBI program:

Real Estate Investment:
- Minimum of $75,000 USD in property in metropolitan cities (e.g., Istanbul, Ankara, Izmir)
- Minimum of $50,000 USD in smaller cities (as per provincial classification)
Bank Deposit / Business Investment: No formal minimum for residency alone, but higher thresholds apply if targeting citizenship.

- Title deed (Tapu) fees, translator fees, and taxes.
- Health insurance (~₺1,000–₺2,500 TRY/year per adult).
- Permit application fee (~₺1,000–₺2,000 TRY) depending on duration and nationality.

Residence Permit Processing: 1 to 3 months after property purchase and submission of documents.
Property Registration: Usually completed in 1–2 weeks.
Renewals: Require updated proof of investment and continuous residence.
